Sources & caveats
Sources. Rates, lease types, areas, distances and notes are carried from
, tab “Sale and Lease Comps”. Building specifications and all
photography are extracted from the broker flyers and CoStar record stored in the deal folder; each snapshot links
to its source document. Comp strength — Solid, Medium, Hard to tell, Poor — is read directly
from the fill colour on column A of the model’s Sale and Lease Comps tab, so re-colouring a row
in Excel and rebuilding is all it takes to change the ordering here. Every map pin and every
“Google Maps” link is keyed to the property’s street address rather than to a coordinate, so
the pin sits exactly where the link opens. Distances shown as (calc) were computed
from those coordinates because the model had not recorded one yet; the rest come from the model and were
cross-checked against the coordinates.
